Total acres, the acres actually being disturbed, edge length, stem sizes, vegetation density, and the number of retained areas can shape effort in different ways. State whether dimensions are measured, mapped, or estimated.
Avoid treating an online per-acre figure as a quote. Market examples rarely carry the same access, material, finish, and disposal assumptions as your property.
Access and debris are not footnotes
Mobilization distance, entry width, bridges or culverts, surface strength, overhead clearance, slopes, turning room, and staging can affect equipment options and time. Describe known constraints before the visit.
For debris, ask what is mulched, chipped, piled, burned where lawfully approved, hauled, or excluded. Disposal fees and haul distance should not be inferred from a bare total.
